Buying & financing
How much do your homes cost?
Every home is priced by plan, community and homesite, and by what you choose during design. Current prices for everything available are on the homes and plans pages.
Tell us the plan and the community you like and we will price it properly for you.
Do you help with financing?
Yes. You can start a pre-approval online with our preferred lender. You are also welcome to bring your own. We only ask that whoever you use can close on time.
What deposit do I need to reserve a home?
It depends on whether the home is move-in ready or built to order. Ask the sales center for the home you want and they will give you the figure. Every term is in writing before you sign anything.
Are there HOA or CDD fees?
They vary by community, and they affect your monthly payment enough that you should have the real number rather than an estimate. The sales center for that community will give you the current figures in writing.
Building & customizing
How long does it take to build a home?
That depends on your plan, your community, the local permitting office and the choices you make along the way. You get a target completion date for your own home when you sign.
If you need to move sooner than a build allows, our move-in ready homes are finished or nearly there.
Can I customize a floor plan?
Yes, and it is one of the things a family builder can do that a national one usually cannot. How much you can change depends on the plan and on how far construction has gone, so the earlier you talk to us the more is open to you.
The Custom Collection starts with you instead of a plan book.
What is included in the base price?
Each plan lists what it includes, because it differs between plans and communities. Upgrades and finishes come later, at your design appointment, where we show you where the included list ends and the options start.
Can I build on my own land?
The Custom Collection works with clients on their own land as well as on homesites inside our communities. Whether your parcel works depends on zoning, utilities and access, so start with a short conversation about the site.

Where do you build?
Across Florida, since 1994. The communities page lists the neighborhoods we are selling now and maps everywhere we have built and sold out.
Can I tour a model home?
Please do. It is the best way to see how we build. Book a time with the sales center and someone will be free to show you what is open to see, and walk you through it properly.
Do you have homes available now?
Usually. Some are still going up, some are finished and ready to close. What is available changes week to week, so the homes page will always be more current than this one.
After you move in
What warranty comes with my home?
You get your warranty documents at closing, and your sales manager goes through what is covered and for how long, so you have the terms themselves rather than a summary of them.
How do I request warranty service?
Through the homeowner portal, or by calling your community. Have your address and a short description of the issue handy, and we will take it from there.
